The Real Estate Development Market in The Northern Nigeria

By Oluwafemi Amujo - Inspite of the cosmopolitan nature of Kaduna state the dearth of  Estate Development has been a bane to the goal of housing one million Nigerians in the country and especially the state with a population of over 6m inhabitants.                                                                                                                      

The efforts of government and the private sector is not much to write home about not even with the presence of the half baked REDAN branch whose chapter in Kaduna is a complete farce or is it rather a joke.

The skeletal constructions in the state are lukewarm when what we need is boiling hot. Construction and developments in the state are nothing compared to the developments happening in other major states of the federation. The construction of  2 bedrooms and 3 (three) bedrooms in the Kaduna South Area is in hundreds and tens of unit, this may cause them to be expensive in comparison with the standard of living and the minimum wage in a state like Kaduna. 


Developers like the ENL homes collaborating with civil Engineers like AG Ferrero to deliver quality housing may be good but it is not enough. Construction in the south is also going on averagely at Gonin Gora, Maraba rido, Barnawa Phase II, NAFDAC Area as it is called are all experiencing non-stop development projects, residential, commercial and industrial. (the new Indomie company close to NNPC)

The north seems to be backward in terms of Estate developments, it has rather been in bits and yet the market for them really exist, off- takers in the civil service, the military, paramilitary and employees and employers in the organized private sector, they are all waiting and readily available to grab the houses under suitable arrangements and terms of condition.                                                                                               


The Nurus Siraj project at the Kutungare layout off the Airport Road is still in its infancy even with the help of Federal Mortgage Bank of Nigeria, (FMBN) the cheapness of labour and availability of building materials. The Rigachukun Axis is also receiving a lot of development

Housing Market Internationally. 


The year 2013 for the Housing market all across the world has been one of high expectations in the terms of value, profit, demand, supply and trends. The United States of America recorded a boost in its housing indicators to prove analyst right in their forecast earlier in the year with looming boom in sight for the United States Economy. The total value of the housing market in the U S grew up to $1.9 trillion, the highest rebound recorded since 2005.                                                                                                                          


Real-Estate-NigeriaChina’s housing sector also received a great boost due to its buoyant economy. In Nigeria, the housing industry was better than 2012 but the real create sector is yet to become an important drive of the Nigeria Economy to show its development index or  statistics                                                  The Nigerian housing or property market has a resounding and an upswing beat running through it like a see-saw but more often at equilibra so the prices of rents and capital value (sales) has been quite within reasonable limits (apart from Abuja) and Estate Surveyors and valuers have been going home with their 10% (let) or 5% (sale) or sometime due to market conditions or constraints they are forced to make do with what is offered or available depending on the share formula of the commission advanced under joint inspection or similar scenario. This is compromising professionalism as a result of the quack nature of most Nigerian or local clients, weak managers and considering the cadre of the Estate Manager.  
                                                                                                                                          
The property market in Lagos for the low income earners is currently between N350k to 1.5m in places like Victoria Island, Ajah, Ikoyi, Lagos Inland and high brow Ikeja. A mini flat 1 (one) bedroom with 1 (one) bathroom at Victoria Island is going for N450, 000 and a 1 (one) bedroom with 2 (two) toilet self contain in Lekki Phase I is up for grabs at N1.5m. (pa) An exquisite mini flat at Ajah, Thomas Estate to be precise is going for N650, 000 at Opebi, Ikeja, a similar property is going for N500k (pa)
 

The way it is, it is like a rookie in the job market with little budget (say about N200-250-300k) will have to settle for place like shomolu, bariga where a mini flat 1 (one) bedroom with 1 (one) bathroom is for rent at N300k especially for those who do not work in places like V.I. or Lekki where the communication route is chaotic by public or private transport.                                                                                                    

A mini flat in Ikotun is going for N150, 000 and a 1 (one) bedroom mini flat is also for grabs at Gbagada for N250, 000. In Isolo a mini flat Boys Quarters is going for N250k                                                                                                                  

For the upward looking citizens a 2 (two) Bedroom at Ketu, Lagos newly built, very good environment and road, rent is N400, 000.00. A 2 (two) Bedroom at Shangisha in a very serene neighborhood with fairly good road is for rent at N800, 000 with reliable water supply                                                                                                
A 2 bedroom flat at Victoria Island is going for N650, 000 a 2 Bedroom detached is for rent at N850,000 
                                                                                              
 A 3 Bedroom (three) flat at Magodo is for rent for N750, 000 and another newly renovated located in a serene environment with parking space, all ensuite and the rooms are spacious for rent at N1.5m. A 3 (three) bedroom at Yaba in a fairly serene neighborhood with general security, kitchen is set with cabinets and the rooms are with wardrobes and all for N1m less the agency fee
